Occupied properties are normal for us
You do not need to vacate the property, end a lease early, or ask anyone to leave before we look at it. We evaluate the property with the tenancy in place and factor the lease into how we plan.
We do not assist with evictions, and we do not ask you to start one on our behalf. Any tenant matter is handled lawfully, by the parties who are entitled to handle it, under the lease and your state's landlord-tenant law.
Why landlords call us
Non-paying or non-communicative tenants. Repeated turnover and repair cycles. Deferred maintenance that has grown past what the rent supports. Distance from the property. A partnership winding down, or simply reaching the end of wanting to do this.
A direct sale avoids showings around tenants, which is often the single hardest part of listing an occupied rental.
What we ask about
Rent, lease term, deposit, payment history, and whether utilities are separated. If your records are incomplete, tell us what you know — we do not need a perfect file to start.
