What we will and will not tell you
We will tell you what we would pay for the property and how quickly we could realistically close. That is the part we actually control.
We will not tell you that a sale stops a foreclosure, that we can negotiate with your lender on your behalf, or that any particular outcome is assured. Reinstatement, forbearance, modification, a short sale, and a straight sale are all different paths with different consequences, and the right one depends on facts we are not in a position to judge.
Why timing matters more than urgency
Options generally narrow as a foreclosure progresses, so understanding them earlier tends to leave more room to choose. That is a practical observation, not a reason to rush a decision you are not ready to make.
If you decide a sale makes sense, payoffs, arrears, and any junior liens are addressed through the normal closing process, and you would see those figures before signing anything.
What a review costs you
Nothing. Submitting the property is not a listing agreement, and it does not commit you to sell. If our number does not help your situation, you are free to pursue a different option with no further contact from us.
