What we do, plainly stated
We buy houses. When a homeowner submits a property, our acquisitions team reviews it and decides whether we want to purchase it ourselves — the offer, if there is one, comes from us.
Many of the properties we look at need work, sit vacant, or come with a situation attached: an estate, a lien, a tenant, a move that has to happen. That is normal for a direct purchase and it is the reason this option exists.
We would rather tell you a property is not a fit, or that listing it would likely net you more, than keep a conversation alive that is not going anywhere useful.

Four inputs decide what we can pay. None of them require anything from you beyond accurate information.
Condition, honestly assessed
Roof, foundation, systems, moisture, and layout. We price the work the property needs instead of asking you to complete it first.
The specific street, not the metro
Recent sales of comparable homes within a short radius carry more weight than citywide averages.
What the finished property supports
What a renovated version of the house would sell for locally sets the ceiling on what we can pay for it as it stands.
Title and payoffs
Mortgage balances, back taxes, judgments, and estate status affect whether and when a sale can close. We look at these early.
