How Selling to West Coast Buyers Works
Three steps, no listing, no showings. Here is what actually happens after you submit a property, what we may ask for, and where you decide.

Tell us about the property
The first step is the address. Everything after that is optional: condition, ideal timing, and whether the house is occupied. If you do not know the answers, leave them blank — we would rather have the address than a complete form.
Nothing is committed by submitting. You are asking us to look at a property, not agreeing to sell it.

We review the details and contact you
Our acquisitions team looks at the property's location, layout, and condition, at what comparable homes nearby have recently sold for, and at the work the house realistically needs.
Then we call or email to confirm what we could not tell from the outside: roof and system age, known water or foundation issues, whether anyone is living there, and whether there are payoffs, liens, or an estate involved. Sometimes we ask for photos. Sometimes we ask to walk the property.

Review the offer and decide
If the property is a fit, we present a specific number along with the closing timing we can work to. We explain how we arrived at it, including what the property needs.
You decide whether the timing and terms work for you. Declining is a complete answer, and it ends the conversation — there are no expiring offers and no follow-up pressure.

Closing
What closing looks like
A direct sale still closes through the normal process. Nothing about it happens off the record.
Once terms are agreed, a purchase agreement is signed and title work begins. A title company or closing attorney confirms ownership and searches for anything recorded against the property: mortgage balances, unpaid taxes, judgments, or contractor liens.
Most of those items are paid from the sale proceeds at closing rather than by you beforehand. Some, like an unresolved estate or a boundary dispute, take longer and can affect whether and when a sale can close. We would rather tell you that early than promise a date we cannot hold.
At closing you sign, the funds are disbursed, and possession transfers on the date agreed. If you need time after closing to finish moving, say so while terms are being discussed — it is usually workable.
